Real estate marketing in Dubai that brings qualified buyers and tenants
A practical guide to marketing property in the UAE, and what a full in-house team does for developers, brokerages and property managers.
Real estate marketing in Dubai is the work of turning a listing or a launch into qualified conversations. The right buyers or tenants see the property, trust the developer or broker, and message you on WhatsApp before a competitor answers. A good agency plans audiences project by project, produces visuals that show units at their best, runs paid campaigns that filter for real intent, and reports cost per qualified lead and per viewing, not just clicks.

The challenges we solve
Leads that never answer
Portal and ad leads are expensive and often unqualified. The fix is not more leads but better filtering: qualifying questions on forms, a budget check on WhatsApp and landing pages that state price and handover clearly.
Listings that look the same
Most agencies post the same flat photos and the same caption. Strong photography, a 30 to 45 second vertical walkthrough and a headline that leads with the buyer's benefit make a unit stop the scroll.
Permits and rules
Property ads in the UAE need valid advertising details. In Dubai that means a permit number issued through the DLD and RERA system. Creative built without it gets rejected, delayed or taken down.
Slow follow-up
Enquiries lose value fast. A lead answered in five minutes converts far better than one answered the next day, so the reply routine matters as much as the ad.
How customers choose, and what we do at each step
They scroll Instagram, TikTok and search with a rough budget, area and bedroom count in mind. They do not know your name yet.
Run short video and carousel ads by area and budget band. Lead with the lifestyle and the numbers (price, handover, payment plan), not the logo.
They open your profile and website, look at past projects, check the permit number and who the developer is.
Make profile, website and Google listing consistent and complete: permit number, track record, handover photos, office address.
They message on WhatsApp or fill a form. Whoever replies first, with useful information, usually wins the conversation.
Add click-to-WhatsApp with a pre-filled message naming the project, an auto-reply with brochure and price list, and a simple five-minute response routine for your team.
They visit, compare three or four options and take days or weeks to decide, especially on off-plan.
Retarget with walkthroughs, payment-plan explainers and neighbourhood content, and send a follow-up after each viewing.
Off-plan, ready and rental: one message does not fit all
Three kinds of customer compare different things, so the same ad should not speak to all of them.
| Type | What the customer compares | Channels that usually fit | Lead the message with |
|---|---|---|---|
| Off-plan sale | Developer track record, payment plan, handover date, area growth | Meta lead forms, TikTok walkthroughs, Google for project names | Payment plan, handover date, developer credibility |
| Ready (secondary) sale | Price per square foot, condition, view, service charges | Google search by area, click-to-WhatsApp ads, portals | Price, condition, viewing times |
| Rental | Monthly price, cheque options, availability, move-in date | Google search, Snapchat, WhatsApp-first ads | Price, availability today, easy viewing |
These are tendencies, not rules. Your own lead data will show what works in your market.
The channel playbook
What each channel is for, and how we use it.
Meta ads (Facebook and Instagram)
The main source of volume. For off-plan launches we use lead forms with two or three qualifying questions (budget, timeline). For ready units we use click-to-WhatsApp. We split campaigns by project and audience and refresh creative every few weeks so frequency does not burn the audience.
Google search ads
Captures people already searching, for example '2 bedroom apartment Dubai Marina for sale'. One campaign per area or project, exact and phrase match keywords, negative keywords to exclude renters when you sell, and call extensions for brokers who answer the phone.
TikTok and Snapchat
Short walkthroughs reach younger buyers and investors who rarely search on Google. Snapchat is especially strong across the Gulf. Both work best with native-looking vertical video, not repurposed brochures.
Photography and video
HDR interiors, balanced exteriors and a vertical walkthrough with a floor-plan overlay. One shoot produces material for ads, the website, the portals and social media for months.
Websites and landing pages
One page per project or listing: price, payment plan, floor plans, map, permit number, form and WhatsApp button. Fast on mobile, because most buyers first open it from an ad on a phone.
Print and on site
Brochures, site hoardings, show-unit signage, agent uniforms and business cards with a QR code to the landing page, so the physical journey feeds the digital one.
The numbers that matter
We report these, not vanity metrics.
Cost per lead
Ad spend divided by leads generated. Useful, but only when read together with lead quality.
Qualified lead rate
The share of leads that meet your minimum budget and can be reached. This is where form questions pay off.
First response time
Minutes between enquiry and first reply. We track it because it explains many 'bad lead' complaints.
Cost per viewing
Ad spend divided by booked viewings. It connects marketing to the sales floor.
Cost per reservation
The number that matters most. It needs feedback from your sales team, which is the most valuable data we receive.
UAE market notes
Advertising permits
In Dubai, property advertising needs a valid permit number from the DLD and RERA system, and other emirates have their own rules. We place the permit number and QR code on every creative so ads are not rejected. Applying for the permit stays with the licensed broker or developer.
Seasons
Activity usually picks up after the summer and around major property exhibitions, and slows in the hottest weeks. During Ramadan, viewing hours and attention shift to the evening, so creative and posting times should follow.
Languages and audiences
Buyers include residents and investors from many countries. Arabic and English cover most of the market, and audience targeting can reflect interests and locations. Creative language should match the audience it is aimed at.
WhatsApp is the front desk
Most enquiries arrive on WhatsApp. Treat it as your front desk: a clear greeting, brochure and price list ready to send, and someone assigned to answer.
Off-plan, secondary and rental differ
Off-plan buyers compare payment plans and developers. Secondary buyers compare price per square foot and condition. Tenants compare price and speed. One message does not fit all three.
Mistakes we see most often
Boosting posts instead of building campaigns
Boosted posts optimise for likes. A campaign with a clear objective, audience and landing page optimises for enquiries.
Sending everything to one generic form
A project-specific page with the price, payment plan and a WhatsApp button converts better than a general contact page.
Ignoring response time
Paying for leads and answering them hours later wastes the budget. Agree who replies and how fast.
Running the same creative for months
Audiences tire quickly. Refresh visuals and angles every few weeks and keep the best performers.
Measuring clicks, not qualified leads
Cheap clicks can still be useless. Track qualified leads, viewings and reservations.

Questions about marketing for Real Estate
How do you advertise real estate in Dubai?
Start with the type of property, because off-plan, ready and rental need different messages. Then: (1) put the permit number and a clear price on every creative; (2) run short video and carousel ads on Meta and TikTok aimed by area and budget; (3) capture high-intent searches on Google; (4) send every click to a project page with a WhatsApp button; (5) reply within minutes; (6) measure cost per qualified lead and per viewing, then move budget to what works.
What is the best marketing agency for real estate in Dubai?
Judge an agency on proof, not slogans. Ask who actually runs your account, whether the team is in-house, how they define and check lead quality, whether you keep ownership of the ad accounts, and to see a sample monthly report. A good agency also tells you what it will not do, such as promising a fixed number of sales.
What content works best on social media for real estate?
Vertical walkthrough reels, neighbourhood guides, payment-plan explainers, price-per-square-foot comparisons, handover and construction progress updates, short answers to common buyer questions, and agent introductions. Content that helps a buyer decide outperforms content that only shows a building.
How much does real estate marketing cost in Dubai?
There are two costs: the advertising budget paid to platforms such as Meta and Google, and the agency fee for planning, creative and management. The right ad budget depends on the number of projects, the price level and how fast you want to sell. We quote a clear monthly management fee, separate from ad spend, after a free consultation.
How many leads can I expect?
It depends on price, location and offer, so we do not promise a number. We set targets after the first 30 days of testing, using your own cost per lead and lead quality data.
Should I use property portals or my own ads?
Both work. Portals capture people who are already searching but compete on price and visibility. Your own ads build an audience you control and bring buyers who have not started searching yet.
Why are my Facebook leads poor quality?
Usually because the form is too easy to submit. Adding qualifying questions, a budget field and a WhatsApp confirmation filters out curiosity clicks, and better creative sets the right expectations before the click.
Do you work with developers, brokers and individual agents?
Yes. We work with developers, brokerages, property managers and individual agents across the UAE, and we organise campaigns by project and audience.
Do you handle permit numbers?
We make sure the permit number and QR code appear correctly in every creative. The permit application itself is made by the licensed broker or developer.
Who owns the ad accounts and the data?
You do. Ad accounts, pages, pixels and lead data stay in your name, so you can leave at any time without losing anything.
How fast can we start?
After a free consultation and a short plan, the first campaigns are usually live within one to two weeks, depending on whether a photo shoot is needed first.
